Beyond day-to-day
management

Your management fee covers the work of running the property. Some work sits outside it. Here is what your fee already includes, and what the special services typically cost.

Your management fee

Core services

These services are covered by your monthly management fee, taken directly from your Property Management Agreement. The section each one comes from is noted beneath it.

Leasing & Tenant Placement

Marketing and advertising the vacancy, showings, tenant screening and credit checks, and preparing, executing and renewing leases as your exclusive leasing agent.

PMA 2.01–2.03

Tenant Relations & Lease Enforcement

Day-to-day tenant communication, serving notices, and taking action to recover possession or unpaid rent when a tenant breaches the lease.

PMA 2.04

Rent Collection & Owner Disbursement

Collecting rent and other property income, holding funds in a designated broker trust account, maintaining the contingency reserve, and disbursing to you.

PMA 5.01–5.04

Maintenance & Repair Coordination

Keeping the property in good, clean and sanitary condition and repaired as necessary, including emergency repairs where there is imminent danger or a service would otherwise be suspended.

PMA 3.01

Vendor, Service & Utility Contracting

Sourcing and dispatching the vendors who service your property, and contracting on your behalf for the services and utilities the property needs to operate.

PMA 3.02

Accounting, Records & Reporting

Complete and separate property records, a monthly income and expense report, and the rent roll and cash disbursements journal on request.

PMA 6.01–6.02

Insurance Claim Investigation & Reporting

Investigating every accident, damage claim and loss, reporting to you in detail within ten days with estimated repair costs, and preparing the insurer's required reports for your approval.

PMA 10.01

Legal & Accounting Referral

Referring any matter needing legal or accounting expertise to the professional you designate, and forwarding every tax assessment notice we receive.

PMA 3.03–3.04

Onsite Staffing & Operations

Where the property carries an onsite office or resident manager, hiring, supervising and scheduling that staff.

Special services

These are the services we charge for separately. Every one of them requires a written authorization signed in advance, and you receive a written estimate before any work begins.

The figures below are examples, not quotes. Prices vary depending on the size of the property, the scope of the work required, and the conditions we find. Your property manager will give you a firm number in writing before anything starts.

Project work

Subject to management fee

Work that runs as a project on the property is billed under your management agreement. The fee is confirmed in writing before the project begins.

Hourly work

$80 per hour

For work with no project cost to price against. One-hour minimum, billed from arrival in fifteen-minute increments after that.

Trip fee

$60 per trip

A single visit to post a notice or attend to something outside our scope. One trip fee regardless of the number of units at the property.

Required Inspections & Code Work

Work you did not choose. Insurance claims and damage, state bills, city ordinances, and carrier inspections you have to satisfy to stay insured.

  • Section 8 / HQS inspection failure remediationSubject to hourly rate and/or trip fees
No charge for: forwarding a notice, filing the initial claim, and emergency mitigation dispatch when nobody yet knows what the problem is.

Selling, Financing & Property Transfer

Everything a sale, a refinance, or a transfer asks of the property while tenants are still living in it.

  • Prepare the property for sale$475 – $825

  • Attending an on-property event (inspection, appraisal, termite, showing)$80 per hourone-hour minimum

No charge for: routine correspondence with your agent or lender, and any notice tied to the lease rather than the transaction.

Evictions & Legal Trouble

When a tenancy ends badly and the process moves outside normal lease enforcement.

  • Small claims preparation and filing support$80 per hourone-hour minimum
No charge for: serving standard lease-enforcement notices and the ordinary communication that goes with them. Unlawful detainer coordination and hoarding or biohazard cleanout are listed under Special Services Projects above.
