$1,000 Reserve Minimum

Maintain a minimum $1,000 reserve balance for immediate maintenance response.

Prevents delays that could lead to more costly repairs and property damage

$500 Authorization Limit

Single Family Homes Require a $500 maintenance authorization limit. Multi-Family Homes Between 2 and 4 Units Require a $750 maintenance authorization limit. Multi-Family Homes With 5+ Units Require a $1,500 maintenance authorization limit.

We'll seek approval for larger expenses (except emergencies requiring immediate action)

Annual Property Detailed Inspections

Comprehensive annual property inspection beyond standard move-in/move-out reviews. Includes detailed condition assessment, maintenance recommendations, safety compliance check, and photographic documentation of all areas.

Eviction Coordination

Complete eviction process management including notice preparation, court filing coordination, hearing attendance, and sheriff coordination. We handle all documentation and timeline management to ensure legal compliance throughout the process.

β€’ Attorney fees: At cost

Property Rehabilitation/Renovation Management

Full-service project management for property improvements and renovations. Includes scope development, contractor bidding, budget oversight, timeline management, quality inspections, and payment coordination. Ideal for major upgrades or full property rehabs.
